Seven-mantle Fort Greene Brownstone is asking $7.5 million

In what seems an unusual move, offers are being made today on this 1860 Italiano after a quick round of open houses. At 11 South Oxford Street, the grand brownstone still features some impressive period details such as marble mantelpieces, pier mirrors and wooden floors, while a renovation has given it a modern country-style kitchen, updated bathrooms and a palette of soothing paint colours. The 6-meter-wide house is a legal four-family house that is designed as a single-family home.

In the Fort Greene Historic District, it is one of seven in a brownstone row built by William A. Brush. By the summer of 1869, he was advertising a house in the row as a “new four-story brownstone.” By the 1890s advertisements appear for rooms to rent in the large house and a 1938 I-card shows it with the owner’s ground floor apartment and three floors of furnished rooms. According to a certificate of occupancy from 1954, the house had 15 furnished rooms. The most recent certificate of occupancy available online shows it was converted from a rooming house to a legal four-family home in 1987.

The home was last on the market in 2015 and from the old listing it appears that the floor plan has not changed and has already been updated with central air and the landscaped yard. But since then, the interiors have received a design tweak, judging by the only available salon image.

Those design changes include softly shaded walls throughout the parlor level, fronted by a double parlor with one of the home’s seven marble mantels. An arched doorway with pocket doors leads to a dining room at the rear. It has a pier transom and the modern amenities of a wet bar. French doors open to garden views but no access.

At the garden level, the kitchen cabinetry is sage green with a beadboard island and base cabinets. There are open shelving and a door to a rear deck and the landscaped garden. An informal living room has been furnished at the front at garden level.

Spread across the top three floors are seven bedrooms and three of the home’s four full bathrooms. The second floor is arranged as a full suite with a dressing room, an office and a private bathroom.

The ad states that the roof was “refinished” last year and that the house has wooden windows with double glazing.

It was sold in 2015 for $4.855 million. It is now listed for $7.5 million with Christine Blackburn, Lior Barak and Jake Dunsmore of Compass’ Barak Blackburn Team. What do you think?
