What is Arizona’s ‘Casita Bill’?

Almost every American’s dream is to own a big house on a lot of land, a country house that you can call entirely your own. However, in today’s housing market, that seems less and less likely for most Americans.

House prices have exploded in the past few years, and even a quaint starter home is going to cost more than young American adults can afford.

What is the ‘Casita Law’?

Recently passed by the House of Representatives, House Bill 2720 is Arizona’s response to the housing crisis facing the state in metropolitan areas. A study conducted in 2022 found that Arizona is nearly 300,000 housing units short for its residents, and this bill will (hopefully) be the bill that begins to solve that problem.

In short, this bill allows Accessory Dwelling Units, or ADUS, to be built on existing property. These are colloquially known as ‘casitas’ and are mainly used for multi-family housing, a practice that has lost popularity over time.

Why is this good for Arizonans?

There are relatively no disadvantages to this bill; it is a breath of fresh air in the current political landscape. it has heavy bipartisan support, and both seem confident it will help. This will allow more families to own their own home, at a time when this is becoming increasingly difficult.

Skeptics fear this will lead to more Airbnbs (and other services) popping up across the state, effectively killing the housing market again. Fortunately, lawmakers saw this problem a mile away and added an amendment to the bill that would require tenants to live permanently on the property they rent.

This is an excellent step in the right direction, and it will be exciting when this program is finally implemented.
